Paul is a highly motivated property professional boasting over 35 years of experience in the residential property market. He specializes in funding Development Finance projects across the UK. His expertise lies in arranging Senior debt, Mezzanine and Equity Finance, and facilitating client introductions into Joint Venture opportunities through their Private Equity clients.

Paul commenced his career in 1982 by joining a Surrey-based Estate Agent. Over the following decade, he garnered extensive experience in various residential and commercial property aspects. In the late 1980s, he ventured into property development as a Land Buyer with a Development Company, initiating his enduring passion for the industry—a fervor that remains undiminished to this day.
Throughout the 1990s, Paul owned a Property Company situated in South East London, specializing in development and refurbishment projects. These ventures primarily received funding from private equity clients. Paul's responsibility involved the efficient procurement of funds for each project and ensuring timely repayment, while his business partner supervised the daily development activities.

In 1999, Paul's business partner expressed a desire to relocate with his family, leading to the sale of their Property Business. Leveraging his extensive experience in Property Development Funding, Paul opted to establish his own Property Consultancy business. Twenty-three years later, he continues to thrive and operate within this sphere.

Experience

During the last few years we have seen some fundamental changes in the Property Finance marketplace following the subprime problems in 2008 & 2009. At that time there were very few lenders in the market that were actually lending but during this period, we were fortunate enough to be able source funding for clients for both Development and Property Investment.

At this time, many clients found themselves in a position where their existing lender called a halt to their development project and made demand for repayment which in most cases was not possible.

Having worked through the property recession in the late 1980’s, we were also able to use our 35-year property experience to advise clients on their options and to negotiate terms for them with their existing lenders. Sadly, some clients did not make it through this difficult period but we are proud to be working today with those who did and helping them to consolidate their position in an ever competitive market.
